Modular, Manufactured or Mobile

This is an area of continued confusion with the above terms being
used interchangeably in the market place. Here are some definitions
that might help:
 
MODULAR
Refers to a home that is built to local and state building codes. The home is factory built with either wall sections or entire rooms trucked to the property and “assembled” on-site. Once assembled, it is treated as a traditional stick built or site built dwelling for lender and appraiser purposes.
 
MANUFACTURED
Refers to a home that is completely factory built after 1976 to HUD building codes, on a steel chassis and is towed to the building site in sections. Typically single, double, or triple wide units are joined together at the property. In California, these units, when installed on a permanent foundation system (with wheels and trailer hitch removed) can be treated as “real property” and issued a State certificate called a 433A. Counties assess the home as real property. Appraisal typically needs to include at least 2 other manufactured homes as comparables.
 
MOBILE
Refers to manufactured homes either built prior to 1976 or not attached to a permanent foundation system and are treated as personal property
